What title company does Landtraders use?

WE DO MOST OF OUR CLOSINGS WITH SUPREME TITLE CLOSINGS AND PENINSULA TITLE SERVICES. SUPREME TITLE HAS OFFICES IN MELBOURNE, PALM BAY, AND VERO BEACH, AND PENINSULA TITLE SERVICES THE PALM BAY AREA. WE FIND THEIR EXCEPTIONAL SERVICE AND PROFESSIONALISM A TRUE MATCH TO OUR OWN MISSION AND GOALS.

IF THE BUYER HAS A TITLE COMPANY OF THEIR PREFERENCE, WE WILL ACCOMMODATE TO THE BUYERS CHOICE, HOWEVER WE HAVE A STANDARD CONTRIBUTION OF $250.00 TOWARDS CLOSING COSTS. WE DON’T CONSIDER REAL ESTATE COMMISSION AND PROPERTY TAX PRORATIONS PART OF THE AMOUNT OF THE CONTRIBUTION: WE WILL PAY THOSE ON TOP OF OUR CLOSING CONTRIBUTION FEE.

What are the closing costs?

 Typically, buyers will pay between 2 to 5 percent of the purchase price of their LAND in closing fees, the values are ultimately determined by the specifics of each transaction. This means on a purchase price of $10,000 a buyer can pay between $200 and $500 in closing fees.

 

How much time does it take to close?

The time to close depends on the buyer’s readiness to do so, we typically close 15 days after executed contract, however we can close in as little as 10 days and up to a maximum of 30 days from the date we enter into agreement.

 

Can I finance a property?

We do not offer financing, land can be financed through very few organizations, generally our buyers pay cash.

From time to time we offer sale under “terms”, the way it works is we sign a contract with 50% deposit of the sales price, the remaining balance is then paid in up to a maximum of 6 monthly installments at no extra cost. This is not a standard procedure and it will not apply unless its specifically advertised for under the property description.

 

Do I have to pay up front?

You must pay a minimum 10% deposit to get the property under contract. The remainder is due at closing.

 

What kind of land does Landtraders sell?

We sell residential land only.

 

How do I pay for the property?

Upon requesting a contract on a property, a minimum of 10% deposit is expected to be paid to the title company, balance of the purchase price plus closing costs are due at closing. Payments can be made via personal, business or cashier’s checks, money orders and wire transfers.

 

How do I sign the closing documents?

There are two ways in which closing can be done, one is in person and the second a mail away.

If you are doing the closing in person you will need to be present at title company and provide a current and valid ID to sign documents.

If you are doing a “mail away closing” documents are sent via certified mail along with instructions for to buyers signatures, and a mailing label is to return original executed documents back to the title company.

 

How do I make an appointment to visit the property?

You do not need to make an appointment to visit the property. We are the full owners of the properties, you can walk the property whenever you like. You may call us with questions regarding the property while onsite.

 

How do I know if there are wetlands on the property?

We will disclose so on the property description, we generally have an environmental report done on properties, where we know or think wetlands are present.

 

How do I know if there is access to electricity, water and sewer on the property?

On the property description for each property you will find the information for utilities.

 

Can I place a mobile home on this property?

You will need to check with planning and zoning for the city or county where the property is located, if not advertised under the properties description, the use of mobile homes is not allowed. Most of our land inventory is zoned for residential use, and city or county covenants typically require homes to be build on a concrete slab and be under State of Florida’s hurricane construction code.
